Architectural Review Board (ARB)
Considering making improvements to your property? The ARB is here to facilitate the process. At the link you will find an overview of the process, a request form, and a document that provides your impervious limit based on the phase in which your home was built. When emailing your request, please include your address in the subject line. Generally you will also need to include a plot plan which can be acquired at the county office
1. The process starts with a homeowner.
2. Homeowner emails a completed (1) ARB Project Request Form with required documentation to marshharbourhoa@gmail.com. Including:
A. your lot’s plot plan that shows the impervious area coverage statement
B. drawing to show any additional impervious items that are not on the plot plan
C. The proposed project drawing. This drawing needs to show:
a. the location on the lot with dimensions
b. the distances from lot lines
c. the square footage of the project
d. details of the materials to be used in the project
D. Provide pictures if available, and any other helpful information the board needs to determine if the materials harmonize with existing structures and if
construction is within impervious limits to marshharbourhoa@gmail.com.
3. Secretary forwards to ARB and creates a folder for the address in Gmail.
4. ARB reviews request and interacts with Homeowner as required for clarification.
5. The ARB votes.
6. ARB fills out the (2) ARB Project Form and emails to the Marsh Harbour Board. The form will indicate approved or disapproved and have an assigned ARB Action
Number for tracking. (The ARB action number is a unique serial number in the following format: ARB ###.) If disapproved, the ARB must provide details
regarding the reason for disapproval and what must be done to get approval.
7. The HOA board members have two days to review packages. If a board member disagrees with the ARB, they will discuss it with the ARB and not the
homeowner. ARB decisions should only be overruled in the most aggreges circumstances.
8. After two days, the ARB will email the homeowner and marshharbourhoa@gmail.com the (2) ARB Project Approval Form
A. If the project is “approved with comment.” The homeowner is encouraged to take the comments into consideration for the project.
B. If the project is disapproved, an (2) ARB Project Form is emailed to the homeowner with details regarding corrective actions that need to be taken to gain
project approval.
